About the Denargo Market Development

Golub & Company and FORMATIV are the developers of Denargo Market, with Sasaki and Martin & Martin leading horizontal infrastructure and public realm design and Swinerton serving as the general contractor for the Phase I work.

Denargo Market has always been a magnetic location. For much of the 20th century, this site was home to Denver’s largest food market, housing more than 500 grower stands. In July of 1971, however, a four-alarm fire destroyed the market, and the site became largely industrial or vacant.

As the largest infill project currently under construction in Denver, Denargo Market will redefine this part of the city by introducing expansive public spaces connected by purposeful vertical development, ultimately reshaping the skyline. We’ve intentionally designed and programmed Denargo Market to protect vital elements like mountain and city views, open green spaces and riverfront accessibility to ensure they will forever be part of the public experience at Denargo Market.

Horizontal improvements are expected to deliver in Q3 of 2025, with a groundbreaking on our first, for-rent multifamily building later that year. While there are a number of factors that will influence timing, we anticipate the full 17-acre project will be built out over the next decade.

We broke ground on Phase I of Denargo Market in September 2023. This phase includes extensive horizontal infrastructure work including environmental remediation, and installation of underground wet and dry utilities, stormwater management and a new street network with sidewalks, lighting, protected/elevated bike lanes, and expansive landscaping. Phase I will deliver more than 4 acres of public amenities including new sport courts, a revamped dog park, an activated pedestrian plaza, extension of the riverfront RiNo Promenade, a half-acre green lawn and splash pad, as well as a nature-based playground and one of the largest interactive public art installations in Denver. Through a partnership with Denver Urban Gardens, the development will also be home to a new community garden.

Delivery of the Phase I scope is planned for Q3 2025. When complete, these improvements will strengthen connections between Brighton Boulevard and the South Platte River, improve the experience and safety of this area making it pedestrian-centric once again.

Spread across 17 acres of prime South Platte riverfront, just north of Downtown Denver, Denargo Market is a new, multi-phased urban development that will offer an elevated blend of residential, retail, office and hospitality – all woven together by world-class public spaces. Zoned for over three million square feet of vertical development, Denargo Market is envisioned as a connected, day-to-night destination that will become the preeminent place to live, work, and play in the Mile High City.

As stewards of this land, we’re prioritizing how the development engages with the riverfront by improving the pedestrian experience and connections that exist today between the Platte River Trail and this neighborhood, so to establish the South Platte as a true asset and ‘front door’ of Denargo Market. Additionally, we will deliver dedicated and protected bike lanes, public green spaces and expansive landscaping throughout utilizing native species. By delivering these elements during Phase I, we are enshrining them into the experience of Denargo Market and protecting the assets to ensure they remain for decades to come.

Denargo Market is zoned for three million square feet of mixed-use vertical development across 17 acres, comprised of over 4-acres of public space including parks, dog parks, playgrounds, and more.

Living at Denargo Market

Yes, this is paramount! As part of our commitment to an inclusive development, we donated the land at 2700 Wewatta to be developed into a 56-unit affordable housing community that serves young adults from ages 18 to 24 who are transitioning from foster care or already experiencing homelessness. This site is under construction now, being developed by Pennrose with services provided by TGTHR, a Boulder-based organization that provides supportive housing for youth experiencing homelessness. Furthermore, Denargo Market has ensured that 15% of all residential units built will be marked affordable for various income levels.

We can’t wait to welcome residents to our community! Denargo Market is slated for more than 1,000 much-needed for-rent residential units across income levels, putting residents at the intersection of nature and community in the Mile High City.

We’re currently in the horizontal phase of development, adding in the necessary infrastructure and public realm improvements for the community. Once that’s complete, we’ll be able to start working on our first vertical building, a 380-unit multifamily project. We’ll be updating the website regularly once construction on multifamily is underway.

Not just yet. Denargo Market developers Golub & FORMATIV are currently working on plans for a 16-story, 380-unit multifamily community near the intersection of Denargo Street and Delgany Street. We anticipate breaking ground on that project in late 2025. This new community will feature protected mountain views to the west, city views to the south, private balconies, a pool and rooftop lounge, as well as nearly 4,000 square feet of activated ground-floor retail. We’ll be updating the website on the progress of that project as it comes to life – stay tuned for more!

As of now, there are no plans for condos/for-purchase housing at Denargo Market. The current plan is to offer more than 1,000 units of multifamily rental housing across income levels.

Zoning allows for for-rent and for-sale residential. The first residential building will be for-rent. Future residential product types will be determined as the development is built out over the course of the next decade.
